FHA Underwriting, Processing and Origination FAQs

A Direct Endorsement (DE) Underwriter is an underwriter authorized by HUD to approve FHA loans on behalf of their lender without prior HUD review. Becoming DE-approved involves meeting HUD’s experience and testing requirements in addition to training, our course builds the underwriting knowledge and guideline fluency that foundation requires.

This course isn’t a substitute for HUD’s official DE approval process, but it gives you the practical, scenario-based knowledge of FHA guidelines – property requirements, credit, income, LTVs, and more – that you’ll need to succeed in that process and in the role itself. It’s also valuable for Loan Processors, Loan Originators, and Closers who want a deeper working knowledge of FHA loans without pursuing DE authority.

HUD updates FHA guidelines regularly, sometimes multiple times a year. Our course content is reviewed and updated as HUD issues new guidance, so you’re always training on current FHA requirements rather than outdated material.

FHA (Federal Housing Administration) is the agency that insures the loans; HUD (U.S. Department of Housing and Urban Development) is the broader federal department that oversees the FHA program. You’ll often see both terms used together, an “FHA loan” is a “HUD-insured loan.”
