How to Become a Mortgage Loan Officer

Becoming a licensed Mortgage Loan Originator (MLO) comes down to a few clear steps:

Complete your NMLS-Approved Pre-Licensing Education (PE)

Every state requires at least 20 hours of NMLS-approved coursework covering federal law, ethics, and lending standards, plus any state-specific hours.

Pass the SAFE MLO Test

This national exam tests your knowledge of mortgage law, loan origination, and ethics - the same knowledge every licensed Mortgage Loan Originator needs on the job. Diehl's Prep2Pass app - backed by our Pass Promise - is built to help you pass on your first attempt.

Apply for your state license

Once you've completed your education and passed your exam, you'll file your Form MU4 through the NMLS, which includes a background check and credit review.

Maintain your license with annual Continuing Education (CE)

The SAFE Act requires at least 8 hours of NMLS-approved CE every year to stay active.

An MLO, or Mortgage Loan Originator (also called a Mortgage Loan Officer), is a licensed professional who helps borrowers evaluate loan options and guides them through the mortgage application process. MLOs must complete NMLS-approved education, pass the SAFE MLO Test, and hold an active MLO license to originate loans.

A loan officer, also called a loan originator, typically works directly for a single lender, originating loans on that lender’s behalf. A mortgage broker works independently, connecting borrowers with loan options across multiple lenders. Both require an NMLS license and the same core pre-licensing education – the day-to-day work and employer relationship differ.

The SAFE MLO Test covers federal mortgage law, ethics, loan origination activities, and general mortgage knowledge, plus a state-specific component in most states.
