What Makes a Property or Borrower Eligible for USDA Financing?
USDA loans work differently from FHA and VA financing in two key ways: geography and income.
Eligible Areas: USDA loans are only available in designated rural areas, as defined by the USDA. Many suburban and even some exurban areas qualify, so it’s worth checking eligibility rather than assuming a property doesn’t qualify based on location alone.
Income Limits: Because the program is designed for low-to-moderate income borrowers, household income can’t exceed USDA’s published limits for the county and household size in question. These limits are updated periodically and vary significantly by location.
